How We Defined "Hotness" in This Analysis
To identify Philadelphia's hottest neighborhoods under $350K, we analyzed 90 days of closed sales data from Bright MLS, covering transactions from February 23 through May 23, 2026. We also reviewed a snapshot of active listings to better understand current inventory levels and buyer competition.
A neighborhood isn't "hot" simply because homes are expensive. It's hot when buyers are competing for available homes. To measure that, we evaluated every qualifying Philadelphia neighborhood using four metrics:

We only included neighborhoods with at least 8 closed sales in the 90-day window, enough transactions to give the numbers statistical credibility. From 74 qualifying neighborhoods, the five below rose to the top.

Burholme landed at the top of our rankings on the strength of its speed and seller-friendly pricing. With an average list-to-sale ratio of 1.018, buyers here routinely pay over asking, and homes are gone in under 24 days. For example, a home listed at $295,000 may realistically attract competitive offers above asking if it's well-priced and move-in ready. Only 4 active listings at the time of pull means inventory is thin.

Morrell Park is one of the fastest-moving markets in the entire analysis. Homes are averaging just over 20 days on market and selling over asking price roughly 7 out of every 10 times. With a median sold price of $315,000, it sits near the upper end of the under-$350K range, but buyers continue to compete despite the higher price point. The tight inventory (7 active listings) makes timing and preparation critical.
Strategy tip: With homes going this fast, buyers need to be pre-approved and ready to move within 24–48 hours of a new listing hitting the market.
#3: Parkwood

A median sold price of $322,000 sits near the top of the under-$350K range, but the list-to-sale ratio of exactly 1.000 suggests homes are pricing accurately, competitively, but not a runaway bidding war on every listing.
Buyer insight: With 28 closed sales over the 90-day period, Parkwood had the largest data sample among the top five neighborhoods. That makes its combination of strong demand and stable pricing one of the more reliable trends in this analysis.
#4: Bridesburg

Homes are still selling at or above asking 68% of the time, even at this price range.
The longer average DOM (32.7 days) suggests slightly more runway for buyers compared to the Northeast clusters above, but don't mistake "more time" for "less competition." Strong volume (22 sales) and a tight list-to-sale ratio of 0.995 paint the picture of a neighborhood where sellers are holding firm.
With 14 active listings at the time of our analysis, Bridesburg offered more inventory than any other neighborhood in the top five, giving buyers slightly more choice without sacrificing strong demand.
#5: Manayunk

Manayunk is the outlier on this list in the best possible way. Its average DOM of 50 days is the longest of the top five, but look at what's happening at the offer stage: 72% of homes are selling at or above asking price, and the list-to-sale ratio of 1.008 means buyers are going over asking on average. Homes are sitting longer, but when they sell, they're selling strong.
Although homes spend more time on the market than the other neighborhoods in this ranking, the underlying competition remains strong. Nearly three-quarters of homes sold at or above the asking price, and the average sale still exceeded the original list price. For buyers, that means days on market alone don't tell the whole story.
For buyers: Don't let the longer DOM scare you off. Well-priced homes can still attract strong competition despite the longer average days on market. The ones sitting 45–60+ days are usually overpriced and eventually correct. Know the difference before you make an offer.
