Where Can You Get the Most House for Your Money in Delaware Under $350K?
Where Can You Get the Most House for Your Money in Delaware Under $350K?
Every buyer with a $350K budget is looking at the same ceiling, but what's under that ceiling looks completely different depending on where you search. Understanding that gap is the difference between spending your budget and stretching it.
To find out where buyers may get more value under $350K across New Castle and Kent counties, we ran 90 days of Bright MLS closed sales data through our Value Score model. We filtered to communities using minimum thresholds for transaction volume, list-to-sale ratio, and median price, then scored each one on price, days on market, at-or-above-asking rate, and sales volume.
Here are the five communities where your budget goes furthest in our New Castle and Kent County analysis.
Quick Reference: Delaware's Best Value Communities Under $350K
| Neighborhood | County | Best For | Median Price |
|---|---|---|---|
| Wilmington | New Castle | Buyers who want the lowest price point and a crossover opportunity | $242,000 |
| Harrington | Kent | Buyers who prioritize negotiating room | $266,950 |
| Smyrna | Kent | Buyers looking for below-asking sale prices in a slower-moving market | $300,000 |
| Dover | Kent | Buyers who want more options in an active Kent County market | $289,900 |
| Bear | New Castle | Buyers looking for a New Castle County alternative outside Wilmington | $290,000 |
How We Identified Delaware's Best Value Neighborhoods Under $350K
The Value Score measures four things: how affordable the median sold price is relative to other qualifying communities, how much time homes spend on market, what share of sales closed at or above asking, and how much transaction volume backs the numbers.
We weighted price most heavily, four times the weight of any single other factor, because in a value analysis, the purchase price is the primary driver of what the buyer actually gets for their money.
| Metric | What It Measures | Weight |
|---|---|---|
| Median Sold Price | How affordable the community is vs. others in the dataset | 4× |
| Avg. Days on Market | How much negotiating time buyers typically have | 2× |
| % Sold At/Above Asking | Share of sales closing at or above asking price | 2× |
| Closed Sales Volume | Size of the transaction sample | 1× |
Communities required at least 12 closed sales, a list-to-sale ratio of at least 0.95, and a median sold price between $140,000 and $310,000. Eight communities qualified across New Castle and Kent counties.
Wilmington
New Castle County / Delaware's largest city

| Median Sold Price | $242,000 |
| Average Days on Market | 30.3 days |
| % Sold At or Above Asking | 52.7% |
| Avg. List-to-Sale Ratio | 0.984 |
| Closed Sales (90 days) | 283 |
| Active Listings (snapshot) | 253 |
★ Crossover Pick
Wilmington is the only community in our analysis that appears on both the Best Value and Hottest Neighborhoods lists. At $242K median, it's the most affordable community in the analysis, and with 283 closed sales and 253 active listings, it has more options under $350K than any other community in this analysis.
Wilmington leads the Value Score primarily on price. At a $242,000 median, it's nearly $25,000 below the next most affordable community in the analysis, and it sits $108,000 below the $350K ceiling. For a buyer whose goal is maximizing what they get for their money, Wilmington starts from a different baseline than everywhere else on this list.
The depth of inventory here is equally significant. 253 active listings and 283 closed sales in 90 days mean Wilmington offers a genuine selection. Buyers can be intentional about neighborhood, property type, and condition rather than accepting the first thing that clears their checklist. The 30.3-day average DOM is also longer than most communities on the hotness list.
A 0.984 list-to-sale ratio and 52.7% at/above-ask rate suggest buyers have negotiating room. The key to buying well in Wilmington is knowing which neighborhoods align with your priorities, which is where local knowledge becomes especially useful.
Local Take
North Wilmington is the part of the market that can be a little trickier for buyers. It tends to be more competitive, with higher-priced homes and more of a suburban feel compared with other parts of Wilmington.
Outside North Wilmington, there are generally more opportunities for buyers to find what they're looking for. Depending on the property and the situation, we may also have room to negotiate below asking or ask for seller assistance. That's why the offer strategy really depends on where in Wilmington you're looking and the specific home you're considering.

Harrington: Best for Buyers Who Want Meaningful Negotiating Room
Kent County / Central Delaware / Route 13 corridor

| Median Sold Price | $266,950 |
| Average Days on Market | 53.9 days |
| % Sold At or Above Asking | 37.5% |
| Avg. List-to-Sale Ratio | 0.964 |
| Closed Sales (90 days) | 16 |
| Active Listings (snapshot) | 17 |
Harrington scores second in the Value analysis on the strength of its buyer-leverage metrics, with 53.9 days average on market and only 37.5% of homes selling at or above asking. Buyers who have been priced out or outcompeted in more active markets will find a different dynamic in Harrington.
A $266,950 median and a 0.964 list-to-sale ratio show that closed sales here averaged below list price. The average home sells for roughly 3.6% below asking.
Sixteen transactions are above our minimum threshold, but Harrington still has the smallest closed-sales sample in the top five.
Local Take
Harrington generally isn't as competitive as some other Delaware markets, and location is part of the reason. It's farther out than many of the areas people relocating to Delaware typically consider, unless they have a specific reason to be in or near Harrington. That can contribute to homes sitting on the market longer.
For buyers, that can create more room to negotiate. In many cases, we may be able to start below asking, although a really well-presented home can still command its list price. The key is looking at the individual property and how it compares with the rest of the Harrington market before deciding how aggressive to be.

Smyrna: Best for a Growing Community at a Measured Pace
Kent County / Northern Kent County / Route 13 corridor

| Median Sold Price | $300,000 |
| Average Days on Market | 47.2 days |
| % Sold At or Above Asking | 38.7% |
| Avg. List-to-Sale Ratio | 0.953 |
| Closed Sales (90 days) | 31 |
| Active Listings (snapshot) | 27 |
Smyrna occupies an interesting position in the Delaware value landscape: a $300,000 median that places it at the top end of this list's price range, combined with 47.2 days on market and only 38.7% of homes selling at or above asking.
At 31 closed sales with 27 active listings, Smyrna has more market depth than Harrington. The 0.953 list-to-sale ratio is the lowest on the value list. That means closed sales averaged farther below list price here than in any other community on the Value list, adding to Smyrna's buyer-leverage profile.
Local Take
Smyrna is interesting because it's an area buyers generally like, but the market there has become a little oversaturated. It used to be much harder to come in below asking, and homes didn't tend to sit as long. I was actually talking with another Delaware agent recently about areas where we're seeing properties stay on the market longer, and Smyrna was at the top of that conversation.
For buyers who like Smyrna, that can create an opportunity to negotiate a better deal. Certain school districts in the area are also sought after, so Smyrna can be worth considering for buyers who might otherwise look at Middletown but are finding higher prices and more competition there.

Dover: Best for Kent County's Most Active Market
Kent County / Delaware's state capital

| Median Sold Price | $289,900 |
| Average Days on Market | 40.7 days |
| % Sold At or Above Asking | 50.0% |
| Avg. List-to-Sale Ratio | 0.983 |
| Closed Sales (90 days) | 150 |
| Active Listings (snapshot) | 98 |
Dover is the volume leader among Kent County value communities with 150 closed sales and 98 active listings. At 40.7 days average DOM and exactly 50% of homes selling at or above asking, Dover sits between the stronger buyer-leverage signals in Harrington and Smyrna and the more competitive conditions on the Hot list.
At a $289,900 median, Dover is well under the $350K ceiling, and the 0.983 list-to-sale ratio shows closed sales averaging relatively close to list price. For buyers who want Kent County access, a $290K price point, and a large, active market rather than a smaller one, Dover is the straightforward value choice in the county.
Local Take
Dover can give buyers a lot for their money. In many parts of the area, you can get a larger home and more land, although it is a little farther out than Smyrna or Middletown. There are some parts of Dover with more of a city feel, but much of what buyers are considering has a more suburban feel.
When it comes to negotiating, there can be opportunities to come in below asking, but sellers are often still getting close to what they want. It really depends on the individual home, its condition, and how well it presents. Of the markets we've been talking about, Dover feels like one where there can be a little more balance between buyer and seller—buyers may have some room to negotiate without sellers necessarily giving up a lot on price.

Bear: Best for Suburban Value in New Castle County
New Castle County / Route 40 / Bear area

| Median Sold Price | $290,000 |
| Average Days on Market | 27.1 days |
| % Sold At or Above Asking | 47.8% |
| Avg. List-to-Sale Ratio | 0.961 |
| Closed Sales (90 days) | 23 |
| Active Listings (snapshot) | 18 |
Bear rounds out the value top five as the other New Castle County community on the list outside Wilmington. At a $290,000 median and a 0.961 list-to-sale ratio, Bear's value story is less about a lower entry price and more about how its sale prices compare with list prices.
The 27.1-day average DOM is the fastest on the value list, a signal that Bear is not a slow-moving market even though it offers buyer leverage. Properties here move faster than Harrington, Smyrna, or Dover, but the 47.8% at/above-ask rate means fewer than half of sales closed at or above asking.
Local Take
Bear and Newark can be tricky to compare because they're right next to each other. In some areas, you can go just a few blocks and move from Newark into Bear, so for buyers it often comes down to personal preference and what they want to be close to.
I do find that some buyers perceive Bear as offering a little more for their money, sometimes including more land. But Newark has its own range, especially around the university, where home values can be higher. Ultimately, I'd look at what the buyer is trying to accomplish—whether they want to be closer to shopping, the university, major highways, or simply prefer the type of home and setting they're finding in one area over the other.

Which Delaware Value Communities Give Buyers the Most Negotiating Room?
Two metrics tell the clearest story about buyer leverage: how long homes take to go under contract, and what share of sales close at or above asking price. Looking at those metrics together helps show where market conditions may be more favorable to negotiation.

Harrington and Smyrna stand out for longer DOM, low at/above-ask rates, two conditions that may give buyers more room to negotiate. Dover offers the middle ground. Bear and Wilmington move faster and show more balanced competition.
The Full Picture: Price vs. Speed
Price alone doesn't tell the whole value story. The chart below plots median sold price against average days on market for all five communities, showing how market pace differs at each price point.

Wilmington's position, lowest price, moderate DOM, reflects a relatively affordable price point without the longest market times on the Value list. Harrington and Smyrna sit in the high-time/mid-price quadrant. Dover and Bear sit closer together on price, although Bear's average DOM is considerably shorter.

Wilmington's $242K median is the standout. The remaining four communities are clustered in a tighter $267K–$300K band. That gap between Wilmington and the rest is meaningful: buyers considering Wilmington are looking at a substantially lower median sold price than buyers in the other four communities.
Delaware Value vs. Hot Neighborhoods: How the Lists Compare
Only one community appears on both lists. Here's how the full top five from each ranking compare:
| Neighborhood | County | Hotness Rank | Value Rank | Median Price | Avg DOM |

| New Castle | New Castle | #1 | — | $285,000 | 22.0 |
| Newark | New Castle | #2 | — | $287,500 | 20.4 |
| Wilmington | New Castle | #3 | #1 ★ | $242,000 | 30.3 |
| Claymont | New Castle | #4 | — | $310,000 | 14.4 |
| Felton | Kent | #5 | — | $319,500 | 27.6 |
| Harrington | Kent | — | #2 | $266,950 | 53.9 |
| Smyrna | Kent | — | #3 | $300,000 | 47.2 |
| Dover | Kent | — | #4 | $289,900 | 40.7 |
| Bear | New Castle | — | #5 | $290,000 | 27.1 |

Value vs. Hot Neighborhoods: Which Strategy Fits You?
Choose a Value Neighborhood If:
- Stretching your budget is your priority
Wilmington fits here with the lowest median sold price in the analysis. - Negotiating room matters to you
Harrington and Smyrna fit here, with longer DOM and lower at/above-asking rates. - You want a New Castle County option outside Wilmington
Bear fits here with a $290K median and 0.961 list-to-sale ratio.
Choose a Hot Neighborhood If:
- You're comfortable with a faster-moving market
Claymont and New Castle fit here, with some of the shortest average DOM in the analysis. - You want an active, high-volume market
Newark fits here with 98 closed sales and a 20.4-day average DOM.
Local Take
The first thing I talk about with buyers is distance. Where do they work, what does their day-to-day life look like, and how far are they comfortable going? If they're willing, or even prefer, to go farther out, they may be able to get more for their money and potentially have more negotiating room.
Then we look at the budget and what they actually want in a home. With a budget under $350,000, if they don't want to go farther out, Wilmington may need to be part of the conversation unless they're comfortable buying something that needs work and have the additional budget for it.
So it's really about putting all of those pieces together: their budget, whether they have additional money for improvements, how far they're willing to travel, and what their everyday life looks like. Once we understand those priorities, we can narrow down which communities actually make sense for them.
Bottom Line: Where Does Your Budget Go Furthest in Delaware Under $350K?
The Value rankings show that stretching a $350K budget can mean different things depending on your priorities. Wilmington stands out for its lower median price and depth of options, while Harrington and Smyrna show stronger signals of negotiating room. Dover offers a larger, active Kent County market, while Bear gives buyers another New Castle County option outside Wilmington.
Wilmington is also the only community that appears on both the Value and Hot lists, making it an important crossover for buyers weighing affordability against a more active market.
The right fit depends on what matters most to you: a lower entry price, more favorable negotiating signals, location, or the size and pace of the market.

Frequently Asked Questions
Why did only 8 communities qualify for the Value Score?
The Value Score has tighter requirements than the Hotness Score: at least 12 closed sales, a list-to-sale ratio of at least 0.95, and a median sold price between $140K and $310K. Eight communities across New Castle and Kent counties met all three requirements during the 90-day study period.
What does the list-to-sale ratio threshold of 0.95 mean?
A list-to-sale ratio below 0.95 means closed sales averaged more than 5% below list price. We set 0.95 as the minimum threshold so the Value Score wouldn't reward unusually large gaps between list and sale prices simply because they produced a stronger-looking negotiating metric. The goal is to identify value within functioning markets, rather than automatically ranking the largest below-list gaps highest.
