How We Identified South Jersey's Best Value Neighborhoods Under $350K
To identify the best value neighborhoods in South Jersey's Burlington, Camden and Gloucester Counties, we analyzed 90 days of closed sales from Bright MLS, covering transactions from March 13 to June 10, 2026. We also reviewed a snapshot of active listings for additional market context, though active inventory is not included in the Value Score.
The Value Score we used identifies neighborhoods where buyers get the most for their money; combining price, negotiating room, and market health into a single ranked score. For this analysis, the Value price band runs from $140,000 to $310,000, reflecting the lower price distribution across the qualifying South Jersey neighborhoods.

All data is grouped at the city/municipality level: the primary geographic identifier available in the Bright MLS Standard Export for South Jersey.

Voorhees might be the most counterintuitive pick on this list. The neighborhood is typically associated with higher-priced suburban housing, so a $220,000 median immediately raises a question: what's actually selling at that price?
The answer is entry-level inventory: condos, townhomes, and smaller single-family homes that exist in every suburban neighborhood but are often overlooked in favor of the higher-profile listings. Buyers who are willing to look at this segment of Voorhees's market are finding 37-day average marketing times, only 41.2% of sales at or above asking, and a ratio of 0.983, meaning homes are selling slightly below final list price on average.
With 20 active listings in the snapshot, alongside 17 recent closings, buyers also had a meaningful number of options available when we pulled the data.

At a $234,500 median along the Delaware River in Burlington County, Palmyra offers an accessible price point.
With 28 closed sales in the 90-day window, Palmyra also has one of the larger samples among the Value neighborhoods.

At $236,000, Gloucester City is one of the most affordable neighborhoods in this analysis. The 49.2-day average DOM is the longest on this list, which is both a feature and a data point worth understanding. For buyers, that longer marketing time may mean less pressure to make an immediate decision, although the 59% at-or-above-asking rate shows that well-positioned listings can still command strong offers.
