To answer these questions, we analyzed recent Bucks County sales data and ranked qualifying communities using days on market, offer strength, and sales volume. Here are the five Bucks County communities where that competition is hottest for buyers under $350K right now.

How We Defined “Hotness” in This Analysis
To identify the hottest neighborhoods, we analyzed 90 days of closed sales data from Bright MLS, from May 1, through July 31. We scored each qualifying community on four metrics:

We only included communities with at least 8 closed sales in the 90-day window. That gave us 14 qualifying communities across Bucks County, the most of any county in this series. The five below scored highest.
Data note: Bucks County MLS exports group data at the city/municipality level rather than by named subdivision, so the communities in this analysis reflect those MLS geographic groupings.

Levittown leads this quarter's Bucks County rankings with the fastest average DOM in the analysis - 9.2 days - and it's not particularly close. The average home is going under contract in just over nine days, leaving buyers very little time to hesitate. The 60.0% at-or-above asking rate and 1.005 list-to-sale ratio confirm: sellers here are consistently getting full asking price or better.
What the 1.005 ratio means in practice: At that ratio, a home listed at $315,000 would sell for roughly $316,500. That's not dramatic over-ask territory, but it does show buyers shouldn't assume there will be room to negotiate below list.

Combined with a 1.003 list-to-sale ratio and 37 closed sales (the most data of any community in this analysis), Quakertown delivers the strongest combination of offer strength and statistical confidence in Bucks County.
The 30-day average DOM is longer than Levittown or Langhorne, but it only tells part of the story. The DOM doesn't change the offer environment you'll walk into. When 76% of homes are going at or above ask, you need to come prepared regardless of how long the average sits.

What makes this interesting is the 39.2-day average DOM: despite a slower surface pace, the homes that sell in Yardley are going at premium prices.

That combination makes Langhorne unusual: homes are moving quickly overall, but the aggregate pricing data still shows room below asking. With only eight sales in the sample, local context is especially important in understanding what separates the listings that command competition from those that don't.
