How We Defined "Hotness" in This Analysis

To identify the hottest neighborhoods under $350K in Delaware County, we analyzed 90 days of closed sales data from Bright MLS, covering transactions from March 13 through June 10, 2026. We also reviewed a snapshot of active listings to better understand current inventory levels and buyer competition.

A neighborhood being "hot" isn't about price alone; it's about how fast homes move and how hard buyers are competing for them. We scored each qualifying neighborhood on four metrics:

We only included neighborhoods with at least 8 closed sales in the 90-day window. That gave us 29 qualifying neighborhoods across Delaware County. Leedom Estates and Clifton Heights met the minimum transaction threshold and should be interpreted with slightly more caution than markets with higher transaction volume.

Leedom Estates sits at the very top of this quarter's rankings, and the numbers behind that position are striking. Based on the Bright MLS statistics, the average home here went under contract in 5.4 days. Every single home in the 90-day window sold at or above the asking price. The list-to-sale ratio of 1.046 means buyers were paying an average of 4.6% over list just to win.

What that looks like in practice: if a home lists at $265,000 in Leedom Estates right now, expect offers at $275,000 or higher. This is a neighborhood where you need to come in strong from the first offer — there likely won't be a second chance.

That activity level tracks with what I'm seeing on the ground. Leedom Estates is drawing buyers for three reasons: strong school districts, pricing that's still accessible for first-time buyers, and very low inventory, when something does come up, buyers know it, and they move fast.

Westbrook Park is the most balanced market in the top five, fast enough to require urgency (9.1 days average DOM), active enough to give you some options (9 active listings, the most in this tier), and competitive enough that 85.7% of homes are going at or above asking price. For buyers who want to be in a hot neighborhood without the extreme scarcity of Leedom Estates, this is the spot.

The list-to-sale ratio of 1.021 tells a consistent story: buyers are going above the list price, but not by the dramatic margin you're seeing at the very top of the rankings. That 2.1% average premium over list is meaningful but not panic-inducing — it rewards preparation over desperation.

For buyers: get your pre-approval in hand before you tour anything here. Nine days is not a lot of runway to pull together financing paperwork.

Sharon Hill is the most interesting neighborhood on this list because it does something unusual: it appears on both the Hottest Neighborhoods and Best Value rankings. The median sold price of $179,500 is by far the lowest of the top five, but 83.3% of homes are still selling at or above asking, and the list-to-sale ratio of 1.078 is actually the highest in the entire analysis. Sellers here are getting more than the asking price, more consistently, than anywhere else in the top five.

Although the average days on market is longer than Leedom Estates or Westbrook Park, Sharon Hill's 83% at-or-above-asking rate and 1.078 list-to-sale ratio point to exceptionally strong buyer competition.

Sharon Hill is really a seller's market for anything move-in ready, the more turnkey a home is, the more competitive it gets. Inventory on those homes is tight, and a lot of buyers just aren't willing to take on a fixer-upper, so they end up competing hard for the same handful of listings instead.

Clifton Heights rounds out the fastest tier of this analysis — 9.8 days on market puts it right alongside Westbrook Park at the top of the speed rankings. With 87.5% of homes selling at or above asking and a 1.016 ratio, buyers here are competing hard for what's available. The problem is that there isn't much available: only 4 active listings at the time of data pull.

Clifton Heights isn't as competitive as some of the other neighborhoods on this list. Sellers are still landing close to asking, but there's less of a bidding war between buyers. If you can get to asking or close to it, I'd say go for it. What buyers get here that's harder to find elsewhere at this price point is a walkable, tight-knit block with a mix of row and semi-detached homes, you're paying for location and character, not just square footage.

Drexel Hill rounds out the top five with the strongest data sample of the group. 23 closed sales over 90 days give us real confidence in these numbers. It's also the most nuanced market: homes are moving in 23 days on average, but only 56.5% are selling at or above asking. That's a meaningful shift from the near-universal seller advantage in the neighborhoods above.

What that means for buyers: Drexel Hill is competitive, but it's not a panic market. You have more time than you do in Clifton Heights or Westbrook Park, and about half the homes here are selling below list price, meaning well-researched, reasonably priced offers have a real shot. The list-to-sale ratio of 0.996 is essentially flat, confirming that sellers and buyers are negotiating to a fair outcome more often than not.

Strategy note: if you're being priced out of neighborhoods #1–4, Drexel Hill may offer the best combination of inventory and buyer flexibility in the county. Homes here do require preparation; 23 days isn't a long time, but it's enough to do your homework.
