Buyer competition under $350K looks very different depending on where you're searching in Delaware. Across New Castle and Kent counties, some neighborhoods are seeing homes move faster, sell at or above asking more often, or both.
So, where is competition strongest right now?
To answer that question, we analyzed 90 days of Bright MLS closed-sales data across New Castle and Kent County; the two Delaware counties Premier Home Team serves - and scored every qualifying neighborhood using our Hotness Model.
Here are the five hottest neighborhoods under $350K in our New Castle and Kent County analysis.
Quick Reference: Delaware's Hottest Communities Under $350K
| Neighborhood | County | Best For | Median Price |
|---|---|---|---|

| Newark | New Castle | Buyers who want more inventory in an active, high-volume market | $287,500 |
| Wilmington | New Castle | Buyers who want the lowest median price and the most options on the Hot list | $242,000 |
| Claymont | New Castle | Buyers prepared for the fastest-moving market in the analysis | $310,000 |
| Felton | Kent | Kent County buyers comfortable with stronger competition | $319,500 |
How We Defined "Hotness" in This Analysis
To identify the hottest neighborhoods under $350K in New Castle and Kent County, we analyzed 90 days of closed sales data from Bright MLS, covering transactions from June 12 through September 12, 2026. We also reviewed a snapshot of active listings to better understand current inventory levels and buyer competition.
A neighborhood being "hot" isn't about price alone; it's about how fast homes move and how hard buyers are competing for them. We scored each qualifying neighborhood on four metrics:
| Metric | What It Measures | Why It Matters |
|---|---|---|
| Avg. Days on Market | How quickly homes move from list to contract | Shorter DOM = homes are moving more quickly; scored inversely |
| % Sold At/Above Asking | Share of homes closing at or above list price | Higher % = more sales closing at or above asking; scored directly |
| List-to-Sale Ratio | Average ratio of sale price to list price | Higher ratio = sale prices closer to or above list price |
| Closed Sales Volume | Number of transactions in the 90-day window | More sales = a larger sample for comparison |
Neighborhoods needed at least 8 closed sales during the 90-day study period to qualify. 16 neighborhoods qualified for hotness analysis. The five below scored highest. Data is grouped at the city/municipality level, the primary geographic identifier in the Bright MLS Standard Export for Delaware.
New Castle
New Castle County / Delaware River / Route 9 corridor

| Median Sold Price | $285,000 |
| Average Days on Market | 22.0 days |
| % Sold At or Above Asking | 67.1% |
| Avg. List-to-Sale Ratio | 1.002 |
| Closed Sales (90 days) | 73 |
| Active Listings (snapshot) | 37 |
New Castle tops the hotness rankings in our New Castle and Kent County analysis with 73 closed sales over 90 days giving us one of the larger samples in this study. What those 73 transactions show is 67.1% closed at or above asking, a list-to-sale ratio of 1.002, and an average marketing time of 22 days.
At a $285,000 median, New Castle sits under the $350K ceiling. The snapshot also showed 37 active listings, while the 22-day average DOM adds another signal of a relatively fast-moving market.
The 1.002 ratio is a signal that, on average, buyers here are paying fractionally above final list price.
Local Take
New Castle appeals to buyers who want to be in Delaware but don't necessarily want city living in Wilmington. They can get more of a suburban feel while still staying in the same general area as places like Newark and Bear.
I've been hearing from more buyers lately who tell me they can't afford the home they want in places like Newark or Middletown, but they also don't want to live in Wilmington. For those buyers, New Castle often becomes an option. In the $250,000 to $350,000 range, they may be able to find a move-in-ready home without having to go farther out.

Newark
New Castle County / University of Delaware / Route 896 corridor

| Median Sold Price | $287,500 |
| Average Days on Market | 20.4 days |
| % Sold At or Above Asking | 60.2% |
| Avg. List-to-Sale Ratio | 0.996 |
| Closed Sales (90 days) | 98 |
| Active Listings (snapshot) | 47 |
Newark has the second-highest closed sales volume in this analysis, with 98 transactions over 90 days. The 20.4-day average DOM is the second-fastest in the top five, and 60.2% of homes are selling at or above asking price. At $287,500 median, Newark buyers are moving quickly on a price point that's still below the $350K ceiling. The 47 active listings give this market more inventory depth than most on this list.
For buyers who are pre-approved and can recognize a good property quickly, Newark offers a large and active market where preparation is the primary competitive edge.
Local Take
Buyers looking under $350,000 in Newark should be prepared for homes that may need some work. If they want something truly move-in ready, they may need more flexibility in their budget or expectations.
I recently showed a short-sale property in Newark listed at $350,000 that needed updating, and the listing agent told me they had received offers above $400,000. Location played a big role in the interest that property received. That's a good example of why buyers shouldn't assume that a $350,000 list price means the home will ultimately sell in that range.
For buyers who are comfortable taking on cosmetic updates or renovating an older home themselves, there may be more opportunities around the $350,000 mark. But condition and location can make a major difference in what buyers are competing against.

Wilmington
New Castle County / Delaware's largest city

| Median Sold Price | $242,000 |
| Average Days on Market | 30.3 days |
| % Sold At or Above Asking | 52.7% |
| Avg. List-to-Sale Ratio | 0.984 |
| Closed Sales (90 days) | 283 |
| Active Listings (snapshot) | 253 |
★ Crossover Pick
Wilmington is the only Delaware community in our analysis that appears on both the Hottest Neighborhoods and Best Value lists. It's where competitive market activity and affordability meet, creating a versatile buying opportunity under $350K in this analysis.
Wilmington's numbers are on a different scale from every other community in this analysis. 283 closed sales in 90 days. 253 active listings. These aren't just the largest figures in this study, they're larger than some entire counties in the series.
The 30.3-day average DOM is longer than New Castle and Newark, and the 52.7% at/above-ask rate is lower. At a $242,000 median, Wilmington is the most affordable community on the hotness list, and its appearance on the Best Value rankings makes it the article's crossover pick.
Buyers who want the lowest price on the hotness list, and who can handle a market where due diligence on specific neighborhoods matters, will find more options here than anywhere else under $350K in this analysis.
Local Take
North Wilmington is a very different market at this price point. Buyers looking under $350,000 are much more likely to find their options within the city itself, where that budget can still open up some good possibilities.
In the $250,000 to $350,000 range, buyers may be able to find a move-in-ready home that has already been updated or renovated. The biggest question is whether they're comfortable with city living, because that's where I'm seeing the stronger options for buyers working within this budget.

Claymont
New Castle County / I-95 corridor / Pennsylvania border

| Median Sold Price | $310,000 |
| Average Days on Market | 14.4 days |
| % Sold At or Above Asking | 55.0% |
| Avg. List-to-Sale Ratio | 0.985 |
| Closed Sales (90 days) | 20 |
| Active Listings (snapshot) | 10 |
Claymont has the fastest average days on market in this entire analysis at 14.4 days. When homes are going under contract in just over two weeks on average, buyers need to arrive having already done their homework, and be prepared to act when the right property comes up.
At a $310,000 median, Claymont is the second highest-priced community in the top five, behind Felton at $319,500. The 0.985 ratio and 55% at/above-ask rate suggest a competitive market.
Local Take
Claymont moves quickly, and location is a big reason why. It's right near the Pennsylvania border and offers convenient access to New Jersey also, which makes it especially appealing to buyers moving to Delaware who still have family or other ties in Pennsylvania or New Jersey and don't want to move too far away. I see that with a lot of my relocating clients.
For buyers who want Claymont, they need to be prepared to act when the right home comes up. There typically aren't a lot of options available at once, and desirable homes don't tend to stay on the market long. The 14-day average DOM in this analysis lines up with what I'm seeing with buyers on the ground.

Felton
Kent County / Central Delaware / Route 13 corridor

| Median Sold Price | $319,500 |
| Average Days on Market | 27.6 days |
| % Sold At or Above Asking | 61.1% |
| Avg. List-to-Sale Ratio | 0.985 |
| Closed Sales (90 days) | 18 |
| Active Listings (snapshot) | 4 |
Felton is the only Kent County community in the hotness top five, and its numbers tell a clear story: 61.1% of homes selling at or above asking price, a 27.6-day average DOM, and only 4 active listings at time of the data pull.
At a $319,500 median, Felton is the highest-priced community in the top five. Kent County buyers who want to stay in the county's under-$350K market should be aware that Felton represents the competitive end of that spectrum.
Local Take
Felton is a little farther out, and in my experience, the farther out buyers are willing to go, the more they may be able to get for their money. In Felton, that can mean more house and more land compared with some of the areas farther north.
It's similar to Harrington in that buyers usually have a specific reason for wanting to be in that area. But for someone who does, there can be opportunities beyond just the purchase price. Depending on the property, buyers may be able to negotiate below asking, ask for seller assistance, or negotiate a credit that could be used toward something like an interest-rate buydown.

Hot vs. Value Neighborhoods: Which Fits Your Buying Strategy?
For buyers who haven't yet committed to a specific community, understanding which dynamic you're trying to navigate is the right starting point.
Choose a Hot Neighborhood If:
- You're prepared to move quickly when the right home hits the market.
- You're comfortable competing with other buyers.
- You want to focus on the neighborhoods where demand is strongest right now.
Choose a Value Neighborhood If:
- You want your budget to stretch further.
- Negotiating room matters more than buying in the fastest-moving market.
Neither approach is inherently better. The right strategy depends on your goals, timeline, and comfort level with competition.
Bottom Line: Where Is Delaware's Most Competitive Market Under $350K?
In our New Castle and Kent County analysis, four of the five hottest neighborhoods under $350K are in New Castle County: New Castle, Newark, Wilmington, and Claymont. Felton is the only Kent County neighborhood in the top five.
If one of these neighborhoods is on your shortlist, preparation matters. Being pre-approved, knowing your budget, understanding recent comparable sales, and being ready to act when the right home comes up can put you in a stronger position without assuming that every property will require the same approach.
If you'd rather prioritize negotiating room, compare these rankings with our report on Where Can You Get the Most House for Your Money in Delaware Under $350K. Wilmington appears on both lists, so if you're weighing competition against value, it's a reasonable place to start.

Frequently Asked Questions
Why does Wilmington appear on both the hotness and value lists?
Wilmington's scale is the reason. With 283 closed sales and 253 active listings, it's a city-sized market with multiple distinct neighborhoods operating at different price points and competitive levels. Buyers who know which Wilmington neighborhoods they want can find both competitive activity and genuine affordability depending on where they focus.
Does this analysis cover all of Delaware?
This analysis covers New Castle and Kent counties — the Delaware region where Premier Home Team is active. Sussex County (Rehoboth Beach, Lewes, Milford, and the coastal communities) is not included in this analysis. All data is drawn from the Bright MLS Standard Export for properties under $350K with a status of Closed, settled within the last 90 days.
Why are there only 16 qualifying communities?
Delaware is a small state with a concentrated under-$350K market. We required at least 8 closed sales in the 90-day window for a community to qualify, a threshold designed to avoid rankings based on one or two transactions. 16 communities cleared that bar across New Castle and Kent counties.
