How We Defined “Hotness” in This Analysis

To identify Montgomery County's hottest neighborhoods under $350K, we analyzed 90 days of closed sales data from Bright MLS, covering transactions from April 10 - July 10. We also reviewed a snapshot of active listings to measure buyer competition across qualifying communities.

A neighborhood being "hot" isn't about price alone; it's about how fast homes move and how hard buyers are competing for them. We scored each qualifying community on four metrics:

Methodology Note: Souderton (13 sales) and Schwenksville (12 sales) are at the lower end of our threshold. The data is directionally reliable, but a larger sample would add further confidence. We've flagged these below.

West Norriton has the fastest average DOM in the entire analysis - 5.1 days. That is not a typo. If a home hits the market in West Norriton on Monday, it is statistically likely to be under agreement by the weekend. The 87.5% at-or-above rate and 1.018 list-to-sale ratio confirm the competitive environment behind that speed.

With only seven active listings at the time of our analysis, buyers still have very limited choice. Even though that's more inventory than some of the other top-ranked communities, homes are moving so quickly that preparation remains essential.

The 19.4-day DOM means buyers have roughly three weeks to make a decision, more time than Souderton or West Norriton, but still not leisurely. The 64.1% at-or-above rate and 0.994 list-to-sale ratio signal a balanced, competitive market where well-priced homes move, and overpriced ones sit.

With 52 active listings during our analysis, Pottstown offered buyers more choice than any other community in this ranking. Combined with its strong sales volume, that makes it one of the most balanced markets under $350K in Montgomery County.
