Buyer competition under $350K looks very different depending on where you're searching in South Jersey. Across Camden, Burlington, and Gloucester counties, some neighborhoods are seeing homes move faster, sell at or above asking more often, or both.

To identify where competition is strongest, we analyzed 90 days of Bright MLS closed-sales data across Camden, Gloucester, and Burlington counties, the three South Jersey counties we serve, and scored every qualifying neighborhood using our Hotness Model.

Here are the five South Jersey neighborhoods where buyer competition is strongest under $350K right now.

How We Defined "Hotness" in This Analysis

The Hotness Score combines four market metrics to identify where buyer competition is most intense. We pulled closed sales from the last 90 days across Camden, Gloucester, and Burlington counties in Bright MLS, filtered to properties under $350K, and scored every neighborhood with at least 8 closed sales.

All metrics are min-max normalized (0–1) across qualifying neighborhoods in this dataset. Scores are not directly comparable to other counties in this series. Minimum sales threshold: 8 closed transactions. Neighborhoods at or near this minimum are noted below: Delran qualified with exactly 8 sales. Results for these neighborhoods should be interpreted with additional caution because of the smaller sample size.

Note: This analysis groups data at the city/municipality level, which is the primary geographic identifier available in the Bright MLS Standard Export for South Jersey. Results reflect activity across each neighborhood as a whole.

Delran

Delran tops South Jersey's hotness ranking with 87.5% of homes sold at or above asking price, an average list-to-sale ratio of 1.041, and an average of just 19.1 days on market. Together, those metrics point to strong competition among the sales included in this analysis.

At $322,500, Delran also has the highest median sold price of the five Hot neighborhoods, putting it relatively close to the $350K ceiling used for this analysis.

One data note worth flagging: Delran qualified with exactly 8 closed sales, the minimum threshold for this analysis. Because that's the minimum sample required to qualify, Delran's results should be read with more caution than neighborhoods with a larger number of closed sales.

Delran appeals to buyers who want a suburban lifestyle with relatively easy access to Philadelphia and major commuter routes. At $276,100, Franklinville sits near the lower end of the five Hot neighborhoods by median sold price. That combination of a lower entry price and strong competition is what makes Franklinville stand out in the ranking.

With 26 closed sales during the 90-day period, it has more transactions behind its ranking than Delran, Franklinville, Berlin, or Glassboro. And that active market is consistently competitive: 80.8% of sales closed at or above asking price, with an average list-to-sale ratio of 1.025.

At $315,000, Woodbury has the second-highest median sold price among the five Hot neighborhoods, behind Delran. Its 24.8-day average DOM adds another signal of a relatively fast-moving market.

At $275,000, Berlin has the second-lowest median sold price among the five Hot neighborhoods, just below Franklinville at $276,100. That puts two of the five most competitive neighborhoods in this analysis below $280K.

With 10 closed sales during the study period, Berlin also has a relatively small sample compared with Woodbury or Glassboro, so its ranking should be interpreted with appropriate caution.

Glassboro's 1.193 list-to-sale ratio is the most striking number in this entire South Jersey analysis. Across the 16 closed sales in this analysis, the average sale-to-list ratio was 1.193.

What's unusual is that only 43.8% of Glassboro sales closed at or above asking—the lowest rate among the five Hot neighborhoods. That combination of a relatively low at-or-above-asking rate and an unusually high average list-to-sale ratio deserves a closer look rather than a simple conclusion about buyer competition.

At $269,550, Glassboro has the lowest median sold price of the five Hot neighborhoods. Its 23.2-day average DOM also places it among the faster-moving markets in the analysis, but the unusual relationship between its pricing metrics means buyers shouldn't assume every Glassboro listing is experiencing the same level of competition.

    Burlington City had 46 active listings in our snapshot—the most of any neighborhood on either list—giving buyers a larger pool of homes to consider.

If they’re comfortable competing for a well-priced home, can move quickly, have strong financing or cash, and are willing to make a competitive offer, a Hot neighborhood can make sense. South Jersey's Hot neighborhoods aren't concentrated in one part of the market. The top five span Burlington, Camden, and Gloucester counties, with median prices ranging from $269,550 in Glassboro to $322,500 in Delran. What they share is stronger competition than the other qualifying neighborhoods in this analysis.

For buyers, that doesn't mean every home in these neighborhoods will turn into a bidding war. It means understanding the market you're entering before deciding how aggressively to approach a particular home. Price, condition, location, and current competition can still change the strategy from one listing to the next.

A neighborhood's at-or-above-asking rate and its list-to-sale ratio can diverge when individual transactions have a significant effect on the average. In Glassboro, only 43.8% of sales closed at or above asking, while the average list-to-sale ratio reached 1.193. With 16 closed sales in the sample, the result is worth looking at more closely rather than assuming every Glassboro home is selling dramatically over asking.

Is this analysis limited to a specific part of South Jersey?

This analysis covers Camden, Gloucester, and Burlington counties—the three South Jersey counties where Premier Home Team is active. It does not include Atlantic, Ocean, Cape May, or other South Jersey counties. All rankings are based on the Bright MLS dataset described in our methodology above.

What does "at or above asking" actually mean in this context?

In this analysis, “at or above asking” means the final sale price was equal to or greater than the list price recorded in the MLS data used for our analysis. It doesn't tell us whether there were multiple offers, escalation clauses, or other negotiation terms, so we use it as one indicator of competition alongside days on market, list-to-sale ratio, and closed-sales volume.
