How We Identified Delaware County's Best Value Neighborhoods Under $350K

To identify the best value neighborhoods under $350K in Delaware County, we analyzed 90 days of closed sales data from Bright MLS, covering transactions from March 13 through June 10, 2026. We also reviewed a snapshot of active listings to better understand inventory levels, buyer competition, and negotiating leverage across the county.

We ranked Delaware County neighborhoods using a Value Score designed to identify places where buyers can stretch their budget further. The score prioritizes affordability, negotiating room, and enough market activity to ensure the results reflect healthy buyer demand rather than distressed inventory.

We evaluated each neighborhood using four metrics that matter most to value-conscious buyers:

Darby Borough has the highest value score in Delaware County, and the lowest median sold price of any neighborhood on this list at $167,438. Stonehurst has the most negotiating room of any neighborhood on this list. Only 36.8% of homes are closing at or above the asking price, meaning nearly two-thirds of sellers here are accepting offers below the list price. The list-to-sale ratio of 0.976 means sellers are accepting about 97.6 cents on the dollar on average. The 0.977 list-to-sale ratio tells the story cleanly: sellers are consistently landing at about 97-98 cents on the dollar. For a buyer stretching a budget, that gap represents potential savings worth having.

The 19082 zip code area, covering Highland Park and adjacent Upper Darby communities, is the closest thing on this list to a balanced market: 15 closed sales, a nearly 1:1 list-to-sale ratio (0.999), and 46.7% of homes at or above asking. That last figure means 53% of sellers accepted below ask. This is a market where informed offers get considered, not dismissed.

With 47 average days on market and 11 active listings, buyers have more time and more choices than they would in many of Delaware County's hotter neighborhoods. The area's proximity to 69th Street Transportation Center also makes it one of the stronger options for buyers who prioritize transit access without stretching their budget.

This zip code is closer to a seller's market compared to other parts of Upper Darby. It's still a value pick countywide, but within Upper Darby itself, it's on the stronger end.

Sharon Hill Borough: Best Mix of Affordability and Demand
