We pulled 90 days of closed sales and a snapshot of current active listings from Bright MLS, covering transactions from May 1 - July 31. We also reviewed a snapshot of active listings for additional market context, though active inventory is not included in the Value Score.

We ranked these Bucks County neighborhoods using our Value Score model, and identified the five Bucks County communities where your budget stretches the furthest.

The Value Score is built to surface neighborhoods where buyers get the most for their money - places where price, negotiating room, and market health align. Here's what the data shows.

Morrisville is Bucks County's affordability anchor, the only community in this analysis with a median sale price under $250,000. At $205,000, it sits nearly $70,000 below the next-nearest community on this list. For first-time buyers and those with tighter price caps, that gap is significant.

With homes averaging 49 days on market and only 45.5% of sales closing at or above asking, buyers here face less time and pricing pressure than they do in many of Bucks County's hotter markets. In Morrisville, buyers generally have more time to think, and more room to ask.

Quakertown's numbers may surprise you at first glance. With 75.7% of homes selling at or above asking and a list-to-sale ratio of 1.003, meaning buyers are, on average, paying slightly over list, it doesn't fit the traditional "buyer's market" profile. So why is it on the value list?

The biggest reason is price. At a $275,000 median, Quakertown sits below both Bristol and Bensalem despite a higher volume of transactions and more active inventory.
